Design

  • CDC design package, including surveys, all drawings and certifier fees.
  • Note that a detailed survey ($1000 + GST) is required to determine whether your land is eligible for CDC approval. If a DA is required, an additional $9000 + GST will apply.

Ground Structure

  • Slab on ground as per engineer requirements.

Surveyor

  • Pegout and final survey included.

Wall, Ceiling and Roof Framing

  • MGP10 timber.
    Walls and roof framing as per structural drawings and architectural drawings setout.

Roofing

  • Colorbond roof sheeting or Boral concrete roof tiles as per design.

Eaves and Gutters

  • 300mm-450mm eaves with fibre cement lining, colorbond fascia and quad guttering with up to 4x 90mm nozzles.

Cladding

  • Weatherboard profile vinyl cladding throughout structure.

Insulation

  • Insulation blankets below colorbond sheeting or Sarking below roof tiles as per BASIX requirements.
  • Insulation to external walls as per BASIX.

Windows and Sliding Door

  • As per design residential aluminium with fly screens included and frosted windows for bathroom included.

Waterproofing

  • Compliant waterproof membrane system to new bathroom/Laundry area.

Wall and Ceiling Linings

  • 10mm plasterboard to all internal areas requiring sheeting, villaboard lining to wet areas, 90mm coved cornices throughout.

Plumbing

  • Water supply to new kitchen and new wet areas.
  • Stormwater to either tap into existing, or
  • Rainwater tank and pump as designed in basix and stormwater plans with first flush device.

Electrical

  • 100mm downlights to entire granny flat and IXL for bathrooms/laundries, GPO and Data in each bedroom and living room and GPO in bathroom/laundry with smoke alarm.
  • External sensor lights above all external entry points.

Air Conditioning

  • 5kW Split system AC to living area.

Fix-out Carpentry

  • 66×18 square pine architraves to windows and doors, hollow core internal doors and solid core entry door.

Floor Coverings

  • Laminate timber floorboards with underlay below (colour determined by owner) to main floor area (15/m2 supply allowance).
  • Tiles to wet area floor and full height of walls ($30/m2 supply allowance).

Painting

  • Internal painting to all sheeting and primed timber (base coat plus two more coats for finish).
  • External painting to entry door, eaves, downpipes and timber.

  • $2000 supply allowance.
  • Dual flush toilet suite.
  • 750mm polyurethane vanity with ceramic top, and mirror over.
